1. Period of Let

The cottage is let for holiday purposes, generally on a weekly basis between arrival Saturday at 4.00pm and departure the following Saturday by 10.00am. Shorter lets may be available with the same arrival/departure times. The number of persons occupying the cottage must not exceed 4 unless by prior arrangement.

2. Booking and Payment

The Booking must be accompanied by your Initial Payment for each week booked. The Initial Payment required for each letting period is 25% of the Holiday Rental price listed. Please note that this Initial Payment is non-returnable if you cancel your holiday and the cottage is not re-let.

Following confirmation  of your booking, you become liable for the full balance of the Holiday Rental and damages deposit (if requested), not later than 8 weeks prior to your holiday, failing which, we reserve the right to retain the Initial Payment if we are unable to re-let the cottage.

Holiday Rental sums paid are non-returnable in the event of you being unable, for whatever reason, to take your holiday unless the cottage can be re-let.

3. Damages Deposit

If you would like to bring a pet with you, we may ask you to include a damages deposit of £50 when you pay your balance. This sum is to cover the cost of any possible additional cleaning required, but will be returned to you at the end of your holiday if no expenses are incurred. 
 

4. Cleaning and Linen

The cottage will have been cleaned and checked prior to your arrival but it is your responsibility to leave the cottage in a clean and undamaged condition on your departure. We expect guests with pets to take particular care in this respect. 

Please notify us immediately of any items damaged or found to be faulty during your stay so as to enable us to rectify any problems prior to the arrival of our next holidaymaker.
We provide all bedding, linen and towels.


5. Insurance

We strongly recommend that you take out holiday insurance to cover the loss or damage to personal effects and the cost of cancellation due to illness, etc.
Our cottage is fully insured but we can in no circumstances be held liable for any loss or damage to holidaymakers' property, or any injury caused through the holidaymakers' personal negligence. 

6. Exceptional Weather Conditions

During, or as a result of exceptional weather or similar conditions, we cannot be held responsible for the failure of essential services such as heating and electricity. However, should such circumstances occur, we will do everything possible to minimise any inconvenience caused.

7. Right of Entry

We reserve the right of entry to the cottage for ourselves or our agents at any time.
